Buyers now expect video before they visit in person. For premium and luxury property, it has become a baseline expectation rather than a differentiator. The question is no longer whether to use video - it is whether your video is doing the job it needs to do.
What good property video actually does
The best property video does not just show a property. It sells a lifestyle. It answers the question every buyer is unconsciously asking: can I see myself here? That requires intentional framing, pacing, music, and lighting choices - not just a camera operator walking from room to room. The difference between footage that generates enquiries and footage that gets skipped is usually in the direction, not the equipment.
Aerial footage and its limits
Drone footage has become standard for anything above a certain price point, and rightly so - aerial perspective communicates location, setting, and scale in a way ground-level footage cannot. But aerial footage alone is not enough. The strongest property videos combine aerial establishing shots with carefully composed interior sequences that draw the viewer through the space.
Lighting is everything
Most properties do not look their best in available light alone. A bedroom with a north-facing window, a kitchen that runs dark in the afternoon, a living room that is too bright on one side - these are all manageable with the right lighting kit and the skill to use it. Production companies that do not carry lighting equipment are limiting what they can deliver, regardless of how good their camera is.
The edit is where it comes together
Footage is raw material. The edit is the product. Pacing, music selection, colour grading, sequencing - all of it shapes how a viewer experiences a property. A slow, well-paced edit with the right music track can make an average property feel aspirational. A rushed edit with poor music choices will undermine even the best footage. Never judge a production company by their camera spec. Judge them by their showreel.
Formats you actually need
Modern property marketing requires multiple formats from a single shoot: a long-form walkthrough (2-3 minutes) for the listing portal, a short-form cut (45-60 seconds) for social media, vertical crops for Instagram and TikTok, and still frames extracted from the footage for print and digital advertising. A properly planned shoot captures everything needed for all of these in a single visit.
